Yay! We just got word from our LO that our loan has been approved....of course this is contingent on still being able to provide documentation on A,B,C through X,Y,Z. But still a major step in the process!
Did anyone have issues with the closing date being different than what was discussed?

CHECK...DOUBLECHECK...TRIPLE CHECK!!!!
Anyone familiar with that commercial for insurance that features Green Bay Packer QB Aaron Rodgers where they talk about doing the discount double check? Okay...just YouTube it if you aren't. Anyway...this post is just a little rant about options and a little piece of advice for anyone just starting the process. We are in the holding pattern on our pre-construction meeting while our plans get written up and approved by the county. So in the meantime, I thought it best to go back over all of the options just to make sure that we had everything. Well in a visit to the Harper's Mill ROME model I was talking to my SR about a couple of things and somehow got on the topic of certain options when I discover that one of the options (bronze faucets in all bathrooms) was not included in the last ADDENDUM that we signed. WHAT!!!!! So tac on another $1200 bucks because my SR "missed" this particular option! AAARRGGGGHHHHH......this was just one of the several things that we had to go back and add in over the last couple of weeks when we thought that it was already in the contract. Fortunately none of them were structural options so we didn't get hit with the $600 per change charge...BUT STILL!
So to those of you who may be starting this process of building a home- BEWARE OF THE OPTIONS list. It can be rather confusing...as in our case where we though a bronze upgrade included certain things but it actually didn't. Ask questions! Read the blogs! We have been able to find so much useful information regarding the home building process that our SR didn't EVER mention! Don't EVER ASSUME that something, anything, you see in the model is included because it probably isn't. My advice is you go room by room and painstakingly go through EVERYTHING and if you like it ask the SR if its included (make sure you are specific to the neighborhood to which you are planning on building as it can differ by neighborhood...as in our case where the granite was included in the neighborhood that had the model but not in the neighborhood that we are moving into even though its like 1 mile apart). Finally, document your conversations with the SR- keep any emails that you send to ensure that you keep them on track. Not that it will do anything to eliminating the cost of the options but we've got to keep these SRs in line. They can't just think that because they have you hooked that they can do whatever they want.

So Hubby had some extra time on his hands and found a great program to see what your house will look like before the walls even go up on your lot! I am definitely going to use this to start planning out where my furniture will go- check it out! The website is floorplanner.com and the link to our particular elevation is below. We've also added Amanda's photos from one of the models just for those who really want a virtual tour of the home. (I can only hope to have my home as nicely decorated as this one day!)

The Flooring Options!
We finally got in to see Sunny the flooring rep for Ryan Homes (apparantly she is in high demand right now...wonder why LOL). She made is so easy for us and kept us pretty close to budget (again- I can't help my taste!).

Manchester 3 and 1/4 Gunstock Hardwood- Foyer, Living Room, Dining Room, Kitchen, Morning Room
Level 1 Sahara Buff- Family Room, Study, stairs and upper level
Brixton Sand 12x12 with White Glaze and White FA51 Listello in Guest Bathroom with the Scottsdale maple
Brixton Sand 12x12 in Laundry Room
Stratford Place- Willow Branch 12x12 (Floor) and 10x14 (Wall) with SA54 Wisteria/Tortoise Blend Accent Listello in the Owners Bath. Also added the PS Durango Bullnose 8" corner shelf set (Don't forget about this option or you will get standard white!). The cabinets are the Wyoming cherry square bordeaux.
For both Owners and Guest Bathroom we are still with the standard white marble countertop.
On another note- the daily NVR emails for various documents has begun! I'm glad others mentioned this or I would think that they were being pesky. Okay so I still think they are being pesky but it was good knowing this beforehand!
